1. Find your dream home

Whether you’re looking for more space to start a family or an exquisite space to host more dinner parties, we’re here to help you find your dream home. Start your journey by visiting one of our sales executives at our developments and view one of our stunning show homes.

2. Budget

It can be really useful to speak to an Independent Financial Advisor (IFA) who will be able to advise you on how much you can borrow, the mortgages available to you and give specialist advice on buying a new home. They can also help you to apply for a mortgage in principal (a mortgage agreement based on financial information you provide). If you don’t already have an IFA, speak to your Create Homes Sales Executive who will be able to put you in contact with one.

3. Reserving your Create Home

Once you have fallen in love with one of our Create Homes it is time to reserve so that it cannot be sold to anyone else. To do so, you will need to be in a position to purchase, which means having a mortgage agreed in principal. The home will be secured to you with a small reservation fee and you will have 28 days before you need to pay your 10% deposit. It is at this stage your Sales Executive will supply you with important information about your chosen home and the development as a whole.

4. Appoint a solicitor

If you’re unsure who to appoint, speak to your Create Homes Sales Executives who will be able to put you in contact with a selection of local solicitors. Once you have appointed your solicitor instruct them to apply for searches as this can take up to 21 days or sometimes longer, so the sooner these are done the better.

5. Apply for your mortgage

Now your home is reserved, it’s time to formally apply for your mortgage. Its best to do this through your Independent Financial Advisor (IFA) who arranged your mortgage in principal. Once you have received your offer, sign the form to accept.

6. Make our house your home

From Corian worktops to fitted wardrobes, and all the finishing touches in between. Imagine all the possibilities when personalising your Create Home, all the choice and none of the hard work! Your Sales Executive will book an appointment with you to discuss all your options when you reserve your home.

7. Exchange of Contracts

Your solicitor will let you know once all the legal work has been complete and the exchange of contracts can take place. Arrange for your deposit to be with your solicitor and sign the contract.

8. Formal Notice

Once your home has been finished and approved by Checkmate, we will send your solicitor a formal notice and agree a completion date!

9. Home Demonstration

You will be invited for an important Home Demonstration with your sales advisor and site manager. This is your opportunity to see how your new home works from turning on your alarm, using your heating and where to find your stop tap.

10. Final important steps

Your solicitor will send you a completion statement and ask for any outstanding monies to be paid. Sign your name, very proudly, on the dotted lines on your transfer deeds and mortgage. On the day of completion your solicitor will take care of all the paperwork. Once everything has been completed your sales advisor will let you know when your keys are ready to pick up!

11. Moving Day

The Big Day is here! All that dreaming has led to this exciting moment when you can start living in your Create Home. It’s true that moving your belongings can be tiring but once you’re in you can unpack at your own leisure and start an exciting futile in your brand new Create Home.
